Hey there, Renae Stucki Realtor is here to talk about the power of perception and how important that is to buyers and sellers. As you can see in this picture, the cat obviously believes it’s much more threatening than it really is. And that can be something an agent deals with with clients who are selling and buying.
We’ve done posts in the past about staging a home for sale and what can make a successful stage vs a bad one. But let’s address the underlying issues the agent sometimes faces.
There are times when a seller has unrealistic expectations of what they want to get for the property they’re selling. Owners who decide to sell are often filled with emotional attachment to a place and often try to find a dollar value to reflect that attachment. The actual value can sometimes come as a shock.
Finding an asking price can be a complicated dance of helping a seller weigh their emotional attachment against the fair market value of the home.
Buyers on the other hand, will also make offers based on emotions. If they fall in love with a place, they will sometimes forget they’re negotiating and look instead at how they’re going to find extra money to buy the home.
All in all, it’s best to have an agent by your side who can step out and give you a realistic, unbiased opinion and help you make decisions that are both realistic and less likely to cause trouble later on.
